        Specialize in the purchase of foreclosed residential/commercial properties, including apartment buildings for rehabilitation and resale. Work as preservation services contractor for banks, brokerage and management companies maintaining foreclosure properties. Secure outside subcontractors to complete work assignments/orders as necessary. Primary services performed are evictions, trashouts, home improvement, securing and lawn maintenance. Research is also performed, when necessary, in reference to market analysis of comparable properties, easements, appurtenances, and build-out processes, etc. Broker Price Opinion Reports are done for various banks throughout the United States on their REO properties. R.A. Investments, LLC also conducts services such as “cash for keys”, lockouts, securing, boarding, winterizations, trash outs, lawn maintenance and tree removal. R.A. Investments purchases residential and commercial investment properties.
        Detailed inspection reports, bids and photos on each property are required prior to performing any work. These reports consist of a description of the subject property, overall condition of the property, and lawn maintenance. These reports are provided to the broker and the management companies for review and further consideration of services needed. Bid proposals to complete required work are submitted on each property for consideration and approval. Handle all accounts payables, receivables, and bookkeeping for company.         Was responsible for processing real estate contracts and billing paperwork for the Metropolitan Service Division with the General Services Administration. These duties primarily consisted of verifying information within Occupancy Agreement (OA), Certification of Funds (COF), Pre-validation Certification, and Supplemental Lease Agreements (SLA) for accurate rates per square foot, common area space, r/u space amounts, security charges, design gross, parking structures, etc. This information is then input into the STAR system for tracking and payment. Was responsible for tracking/inputting all security (FPS) charges relating to building specific/amortized capital, along with that, I handled daytime cleaning bills for data on all GSA leased/owned buildings. I also maintained the Occupancy Agreements excel spreadsheet by inputting the necessary information (i.e.: CBR, lease number, building code and contract information). This information is checked against the STAR database for accuracy. OA’s are then scanned into the OA Tool and Electrolease System. Handled contract extensions/initiations related to contract staff. Also, handled the inputting of new leases, supplemental lease agreements, new projects, changes in square footage, and resolving discrepancies in the STAR system.

        Served as the Executive Assistant to the Deputy Receiver for Administrative Operations, responsible for the overall administrative management of matters related to CFSA business initiatives for the Office of the Deputy Receiver Operations (i.e. Fiscal Office, Facilities Administration, Human Resources, and Child Welfare Information Technology). Assisted in the relocation of the entire agency consisting of 800 employees from five locations to consolidated space. Involved in locating and securing office space, build-out/backfill process, worked directly with architects on square footage, pricing, walkthroughs, etc. Routinely dealt with payments issues with foster/adoptive parents. Conducted program evaluations, policy studies, special projects, budget forecasts and implementation, and analytic studies dealing with complex and often controversial or sensitive issues associated with CFSA services and programs.
