      • I have been a Texas Notary Public since 1998. I worked in Austin, Texas for 24 years before moving to this small town (Waxahachie), just south of Dallas. I live with my husband and two dogs, who are my world! We enjoy gardening and traveling, and try to laugh as often as we can for exercise. I have vast legal experience in both civil and criminal law, but my favorite is civil and specifically, real estate.         I have background in insurance investigation, surveillance, video editing, skip tracing and managing investigators.
        I spent 18 years working and learning about real estate law; particularly environmental law – representing water districts, municipal utility districts, new building projects with water infrastructure; setting water rates for existing districts; conducting audits, negotiating contracts for city and municipal services; maintaining clients’ files per the Texas State Library’s Archives Retention Schedules; conducting municipal and local government elections in concert with the Travis and Williamson Counties Elections Divisions; Negotiating real estate rules, regulations, guidelines and homeowners’ associations’ creations via the Secretary of State, including drafting of all governing documents, management certificate updates, and working hand-in-hand with HOA management companies with a focus on deed restriction enforcement and assessment collection procedures. I also spent a good deal of time working with title companies to obtain abstractors’ certificates in efforts to resolve collection matters arising in liens, with a goal of avoiding foreclosures in every case possible to the satisfaction of both parties.
